A homeowner in Allen, TX requested spring maintenance before selling their home. During the inspection, our technician discovered the system was not cooling properly. The issue was traced to a faulty indoor thermal expansion valve (TXV) that wasn't performing to manufacturer specifications.

The superheat reading was 40 degrees, which is well above the proper range of 8-17 degrees. This high superheat indicates the TXV needs replacement to restore proper cooling function. American Heritage Air Conditioning & Heating Solutions also found that the system was missing a locking cap, which is an important safety feature that prevents accidental refrigerant inhalation.
